Rental property owners are asking the Government to redress injustices!

The Association des Propriétaires du Québec (APQ) is calling on the Government to redress the injustices that persist against rental housing owners in Quebec.

“Rental housing owners have not secured any legislative changes to help them manage their tenants or reduce their financial losses. We can start by talking about the security deposit that is still not authorized and yet would have allowed several owners not to find ransacked or unhealthy housing!” says Martin Messier, President of the APQ.

The tenants’ associations are calling for a lease register to limit rent increases and thus control the rental market, but the opposite phenomenon would occur with a lease register. The Association des Propriétaires du Québec (APQ) believes that such a register is completely inadequate and would not resolve the situation stated.

The Association des Propriétaires du Québec (APQ) notes that once again the filing of a petition concerning the clause prohibiting animals in rental dwellings misses its target and overall vision of the situation.


This new petition, which comes up regularly in the demands of tenants, wants to “Prohibit clauses prohibiting pets in a rental housing”.*

In fact, it would be unfair and inappropriate for such a decision, which has significant financial consequences for rental housing owners, to be imposed on them without the possibility of demanding a security deposit.

The owner has an obligation to maintain his building and dwellings in good condition and he must guarantee the peaceful enjoyment of the premises.

Rent increase: Building owners have the right to increase their rent!

The Association des Propriétaires du Québec (APQ) would like to remind you that in Quebec rental housing owners have the right to increase the amount of their rents each year.
The owners have indeed the right to increase the rent!
“We must stop confounding a tenant’s ability to pay his rent with the amount of the rent paid. Rental housing owners also have building-related expenses to assume, mortgages and taxes to pay, insurance and unpaid rents in some cases. We always talk about the financial capacity of the tenants, but not about the indebtedness of the landlords, the stress of meeting regulatory and government obligations!” says Martin Messier, President of the APQ.

Contrary to certain opinions, landlords are not bad people who all seek to abuse their tenants! They care about the quality of their building and their tenants. But to maintain such quality standards, they must also have the necessary income.

The APQ disagrees with the City of Montréal’s certification and lease register project

The Association des Propriétaires du Québec (APQ) can only be opposed to the announcement by the City of Montreal of its project to certify and establish a lease register.
For the Association des Propriétaires du Québec (APQ), a lease register is simply useless. Tenants are already protected more than anywhere else in the world. Moreover, the provision that aims to maintain the same price of the housing following the departure of the tenant must be abolished, quite simply. Protection is granted to the tenant in the premises, but in addition to this the tenant can ask that the rent be reduced to a lower price while he has freely negotiated and signed a contract, i.e., the lease! It is simply outrageous to trample on people’s freedom to contract, in this way. Only supply and demand should govern this type of situation.
If a dwelling is too expensive, it will not find a buyer and the price will be adjusted accordingly.
“We believe that the imposition of new obligations would only increase the financial and operational burden on Montreal rental housing owners. Owners will have to have their buildings appraised at their own expense!” says Martin Messier, President of the APQ.
