Bank of Canada maintains overnight rate target at 1/2 per cent (7)

The Bank of Canada today announced that it is maintaining its target for the overnight rate at 1/2 per cent. The Bank Rate is correspondingly 3/4 per cent and the deposit rate is 1/4 per cent.

Economic data suggest that global economic conditions have strengthened, as the Bank anticipated in its October Monetary Policy Report (MPR). However, uncertainty, which has been undermining business confidence and dampening investment in Canada’s major trading partners, remains undiminished.

Housing starts in Quebec were trending at 31,419 units in July, compared to 31,944 units in June, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

Building permits, June 2016

Municipalities issued building permits worth $6.4 billion in June, down 5.5% from the previous month. Lower construction intentions for multi-family dwellings and institutional buildings were mostly responsible for the decline.

In the residential sector, the value of building permits fell 5.0% to $4.1 billion. This was the third consecutive monthly decline.

Canadian home sales decline further in June

National home sales fell 0.9% from May to June.
Actual (not seasonally adjusted) activity came in 5.2% above June 2015.
The number of newly listed homes rose 2.2% from May to June.
The MLS^® Home Price Index (HPI) rose 13.6% year-over-year in June.
The national average sale price climbed 11.2% in June from one year ago; net of Greater Toronto and Greater Vancouver, it advanced 8.4% year-over-year.

New Housing Price Index, April 2016

The New Housing Price Index (NHPI) rose 0.3% in April, following a 0.2% increase in March. This was the largest monthly advance since October and was mainly driven by new housing prices in Ontario.

Of the metropolitan areas covered by the index, the top contributor to the national increase in April was the combined region of Toronto and Oshawa (+0.7%). Builders cited market conditions as the main reason for the advance.

The national average sale price climbed 13.2% in May from one year ago; net of Greater Toronto and Greater Vancouver, it advanced 9.1% year-over-year.
