What to do after abundant snowfall and the arrival of a rise in temperature?

The Provincial Association of manufacturers of dwellings of Quebec (APCHQ) warns the owners about the precautions to be taken to preserve their roofing and avoid water infiltrations when there are snow drifts followed by more lenient temperatures. Although the structures of our buildings can endure accumulations, it is important to make certain provisions when a rise in temperature occurs and when this snow is weighed down before starting to melt. Snow drifts on the roofs A snow drift can block the gutters and the ventilators that are on the roof. If the wind sweeps the snow on the roof and when the higher part of the ventilators being used for airing the attic well is cleared, there is nothing to fear. On the other hand, these ventilators should not remain blocked for long periods of time. Indeed, solar radiation can heat the attic to the point of melting the snow and accelerate the formation of ice-dams close to the cornices. With regard to flat roofs, it is also necessary to give a detailed attention to the ventilators so that the latter are well cleared. Water infiltrations When it rains, water infiltrations are to be envisaged. By safety measure, it is suggested to clear the lower part of the cornices in order to facilitate the run-off of rain water. To do that, it is not necessary to clear the whole of the roof; it is necessary to create spaces of ± 12 inches of width by a height on the roof of ± 36 inches. These spaces of ± 48 inches will make it possible for the water to run out without mishap. It is also necessary to clear from any snow drift the thresholds of the French windows (patio doors) and the doors of the open descents of the basement as well as the curb stones of the windows of the basement, in order to avoid water infiltrations. Balconies and terraces If snow accumulates on the roofs, it also piles up on the balconies and the terraces and one should not neglect the snow clearance of these spaces. Indeed, the drainage of the roof-terraces can be affected by ice or snow drifts. In the event of a rise in temperature, if the gargoyles or the drains cannot let the water evacuate, there is then an important risk of water infiltrations. Concerning the APCHQ The provincial APCHQ deals with more than 17.000 companies joined together within 15 regional offices, occupying a dominating place in the renovation and residential construction industry. In 1976, it founded a private program of guarantee for new residential buildings, by which the Government was largely inspired to define the standards of the obligatory guarantee in 1999. Being proactive, it created in 1986 a plan of guarantee covering works of renovation. It also set up the banner Réno-Maître in 2002. The Association and its members thus carry out 76% of construction work. Being the only negotiating officer for the employers for labour relations in the residential sector, it defends the interests of some 13.000 employers who hire more than 50.000 salaried workers.
