Vacancy rates for residential dwellings in the Montreal region should reach 3,7 % in 2008 because of a constant increase of available dwellings. « This proves that the free market works at a time when the pendulum presently swings towards the tenants which is in fact to the detriment of the landlords as their rental revenues are still among the lowest in Canada, » says Mr. Martin A. Messier, the president of The Quebec Landlords Association (APQ).
At its annual conference today in Montreal, the CMHC gave an overview of the housing situation in the Montreal metropolitan region as well as in Quebec City. Published figures clearly suggest continually increasing vacancy rates once again showing re-occurring cycles.
The president of the APQ invites governments and municipalities to use moderation in the construction of low-cost-housing because he still believes one should let the free market [forces] play, deregulate the housing sector, decrease the control of the Régie du logement on rental rates, while trusting the capability of the private sector in housing Quebecers well.
The Quebec Landlords Association protects the rights and interests of residential property owners in Quebec since 1984.
