Montreal, August 22, 2024 --- The Association des Propriétaires du Québec (APQ) has learned about the Quebec Housing Strategy and is disappointed by this presentation by Minister France-Élaine Duranceau.
The Association des Propriétaires du Québec (APQ) is pleased to see that the Government continues to want to modernize and help rental housing in Quebec. But these energies are not being put in the right places.
• While the housing crisis also affects rental housing owners.
• While private buildings must undergo major renovations and need financial support from their government.
• While all the announcements over the last six (6) years have only increased the rights of tenants vis-à-vis landlords.
• While the Government says it wants to help private owners, among other things, with a reform of the depreciation rate on major works in rent increase calculations.
Today, a new announcement excluding the private rental sector.
"Homeowners feel like they are not being listened to. The private sector also has many needs and the government seems to only want to change laws to strengthen tenants' rights and build while neglecting private housing, which nevertheless houses more than 1.3 million people." according to Martin Messier, president of the APQ.
Today's announcements are mainly proposals to build faster. But what are we doing with the current buildings?
Homeowners are still waiting for announcements regarding the depreciation rate for major works or even to allow a security deposit.
"It is time for the Government to change its strategy and adopt laws to protect locators from delinquent tenants who may not pay their rent, or do damage to the dwelling without being worried by the current laws!" added the APQ.
"The APQ is asking the government to take real action to support homeowners, a concrete action to recognize private landlords as important and supported for their essential impact on the lives of tenants," concluded the APQ.
