Quebec housing starts in September 2010

According to the results of the latest monthly survey conducted by Canada Mortgage and Housing Corporation (CMHC), residential construction increased this past month in Quebec’s centres with 10,000 or more inhabitants. In all, 3,623 dwellings were started in September 2010, compared to 3,305 a year earlier. “While the rate of single-detached construction has been dropping since the beginning of the year in Quebec, that of multi-family remains sustained, as we still observe a significant number of apartment starts (retirement homes and condominiums),” said Kevin Hughes, Senior Economist at CMHC for Quebec. The seasonally adjusted annual rate of starts for September (42,400) was in fact higher than for the month of August (40,800).
 
Single-detached home starts fell by 17 per cent in September from the same month in 2009. With the exception of the Saguenay area (+28 per cent), all census metropolitan areas (CMAs) in the province sustained decreases. Based on the survey results, the Montréal (-26 per cent), Québec (-22 per cent) and Trois-Rivières (-31 per cent) areas registered the largest declines.
 
In contrast, multiple-unit housing construction, registered a increase, as starts in that
segment went up from 2,028 units to 2,558 year-over-year (26 per cent). This result was due to the strength in the rental and condominium housing categories. Semi-detached and row freehold home starts, on the other hand, posted a decline over the same month last year.
 
During this same period, large census agglomerations (CAs) sustained a decrease in residential construction (-36 per cent). The drop in their case was notably observed in the multiple-unit housing segment, where starts fell by 50 per cent.
 
For the first nine months of the year, starts in Quebec’s centres with 10,000 or more inhabitants were up by 23 per cent, compared to the same period last year. This result reflected the increases in multi-unit housing construction (+29 per cent) and, to a lesser extent, in single-detached home building (+14 per cent).
